Hello Members,
The annual meeting was held across the street at Oakdale city hall:
1584 Hadley Ave. N. Oakdale, MN 55128
Monday August 5th 2019 from 6:00-7:10pm
on the lower level in the oak room.
There were no topics submitted by the owners. The meeting went as follows.

Decreasing the $17 per month sprinkler fund per home on the south to $10 per month. This should cover cost and drop surplus to reserve fund annually by a few hundred dollars. Current South home sprinkler fund reserve as of July 2019=$5802.81.
Every year we discuss the option of increasing the association dues to the point that the association would hire a management company and also be responsible for replacing all common easement and not assessing them to each unit. This was discussed again for new joiners. At any time this can be requested to go to a vote.
Projected 7% increase in master policy insurance renewal in September 2019. Estimate provided by west bend and our broker from preferred insurance services.
6:15 PM Old Business
Mulch & Tree installation will be reassessed for spring of 2020.
Requests for unit changes. Submit all inquiries via email or in writing. After board approval please provide info of workers and contractor with pictures. Notify your h06 policy of any betterments to be covered.
Resale Disclosures & board response time to contacts: please allow 3-5 business days for board inquiries. If any of the board members are on vacation more time might be needed. Inquiries from buyers, sellers, and real-estate agencies are preferred via email unless it is an emergency. The state of Minnesota requires that your buyer have the resale disclosure in hand 10 days before purchase and the board might need up to 10 days to provide this certificate. A $300 fee is to be paid to Marshfield ponds Townhomes association for this certificate. A title company will request a dues letter to follow. Allow up to 10 day for this letter as well. No fee is required for this letter. Please plan accordingly and Thank you for your patience.

Common Easement Maintenance:
Hugo Tree’s previous year and next year’s tree maintenance plan. Mulch & Tree installation will be reassessed for spring of 2020 with the release of krammer’s contract.
Hansen's Lawn Care: Hansen’s signed contract and contact info is attached. Please reach out to them with any comments, questions, or concern with your service.
Catch Basin failure repair completed with complimentary additional other 2 catch basin repairs. Coming in under our $10,000 estimate at $6010.
New contractors: Document attached with contact info
Member Unit Spring Inspection from Klasic Properties available and discussed. Spring inspection cost $1,000. Required work to be assessed per unit in the next 365 days is open for discussion. Any required work can be done by the contractor of your choice. Klasic properties has done work on our homes in previous years and is qualified for the work. the Preliminary Inspection document attached.
6:45 PM candidacy for the board: Informed members that no one has entered a candidacy for a board position. If at any time anyone wants to be a candidate, an emergency vote can be held. Please provide a resume and a statement letter. Until then, members need to send their written board approval or their candidacy by email or mail. If you would desire a vote for a management company, this can be held for an emergency vote as well. David burdick did offer his assistance in matters. He will be another contact point.
