Hello Members, A few updates and reposted yearly information.
We all know that the private drive has to follow the City of Oakdale's Winter Parking Rules. Our additional private drive rules are tailored to our grounds maintenance crew specifications. This year is supposed to be another trying year for us all with the weather. I am assured that our new company, Hansen's Lawn Care, is more than qualified to tackle the issues that we hope not to run into from last year. Attached is the contract that was signed for this snowfall season. Please review it as it will assist you in knowing their maintenance guidelines. It will be each unit owner's responsibility to maintain snow drift on driveways and walkways. Salt is not included, but can be provided upon request. The cost will be assessed to unit owner for requested individual services outside of the contract.

When it snows over the 2" trigger and a plow is due to come out, there is no street parking of any kind for at least 24 hours.
The plow company will return to clean up and make addition passes.
Unit owners shall not park on the street. The street parking is for guests only.
Guests shall not park on the street with a snowfall at 2" anytime of year.
There will be no overnight parking of any kind from November through the end of April. 12am-5am.
Your driveways will not be cleared more than a hand shoveling if you are parked in it
There is no street parking of any kind when snowfall exceeding 2" ANYTIME of the year.
This will help if the snowfall happens outside of the overnight ban.
Fire-lane parking of any kind is prohibited year round.
There have been a lot of guests parking in front of the mailbox, fire hydrants, and on the grass along curbs. Ask your guests not to park within 5 feet of a neighbors driveway, especially across the street. This will help when backing out. As in all things, exceptions are made. Everything from contractors, personal recreation vehicles, and event guests. Please contact your fellow neighbors about this. We can all find away to make the room. There is always additional parking across the street at City Hall. Reach out to them to give them a notice. The member map is attached. Please let me know if your contact information on this directory needs to be updated.
The catch basin failure washout area is finally cured and has been inspected to be sound. The fill will be placed in the area with straw and seed shortly. The estimated bill of $500 will be paid by the Association. This excavator will also be doing another walk through in the spring to assist us with a timeline on future preventative projects.
Spring inspection maintenance follow up letter will be sent out to give each unit owner a heads up on work to be completed by the end of next summer. The inspection supervisor from Klasic Property Management Co. returned the majority of his quotes too late for any work to be cleared and scheduled before the fall season. This work will need to wait until the spring.
We have had some storm damage to two units this last year. You private Ho6 policy broker will read that the bi laws state the Master Policy will cover the outside of the homes and the frames of windows. Your private insurance should cover things on the inside as well as glass. The Master Policy deductible for any of these approved damages is $5,000. The deductible is to be paid by the unit member for each claim. This is a lot of money. Please check to see if your private H06 policy has a Loss Assessment clause. In turn you will pay your h06 deductible so they can pay the Master Policy deductible. Then the Master Policy will cover the approved damages over after $5,000. If any of the damages to the exterior of your unit and/or window frames is less that $5,000, you will be paying for them out of pocket. Discuss you GAP coverage options with your personal H06 broker.

Anticipate that next year, new board members will have to take over the Association. All 3 positions will need to be filled. The board members have been the same board keepers since 2010-2011 beginning. I have not received enough responses via email or USPS to keep the current board members. If members cannot agree to keep the current board or volunteer for their positions, a management company will be hired. Let me, Jordan, or Nicole know if you have any questions or comments.
