Sink Hole, Lawn Care, & Spring Inspection

Hello Members, 

    You will find the new lawn care & snow removal's company contract attached. They did complete a service this morning to catch us up. This month will be prorated. Of the 12 companies available that were local, Hansen's was our choice. They has provided us with a quote back in 2013. They are on the higher end of the budget, but they have an extensive fleet to care for lawn and snow.  Please read the contract thoroughly. We have included some tailored specifics that were negotiated. Our lawn care day is Monday at approximately 11:30 am unless it rains. Then the next available day will follow. Please ensure yards are picked up for Mondays. In cases of questions or damage, the contact information for this company has been provided. A thorough walk through was completed. Snow removal specifications are listed in the contract. Our trigger is 2". Residents will be responsible for snow drift and repeat accumulations under 2". Salt is not included, but provided additionally on request. The snow removal placement has been thoroughly communicated to be placed back at the east and west parking spaces. The proper full width of roads and driveways as well.   They do provide a salt bucket around the mailbox. With the last minute change in providers a quotes for mulch and property fill are still to come. Fill will be assessed by address.

   I have been in contact with the head office of Public Works of the City of Oakdale. The 3 components of the underground are fresh water, sewer, and storm drains. The fresh water and sewer are public issues. The cause of the sink hole is the catch basin failure from the storm drainage, which is privately owned by us. We have been given an official statement and report that this is the cause of the sink hole. I have been in contact with 2 of the excavators recommended by the City of Oakdale as well as 1 excavator that is provided by Klasic Properties. They provide us with our spring inspection and have provided services for us in the past. More than one quote from each has been provided. A short term temporary fix and a complete fix. C.W. Houle's quote is attached to this email. It is a far better price than the other two and comes highly recommended by the City. They can have work underway by June 8th.  The cost of this project will be paid for by the Association.

  The spring inspection has arrived. I will be sitting down with the inspector to go over things that need to be accomplished by each resident before the end of the summer as well as what is required to be done by a licensed and bonded contractor. I will have this report out for you shortly. Work will be assessed to each unit. 

  Deadline for topic entry and for board candidacy is May 31st. It is a good idea to update your contact preferences in your response.  I will be sending out the agenda and meeting date the following week. 

  It is that time of year. The south homes equipped with sprinklers will be activated with performed maintenance shortly. For all of the north homes responsible for caring for their watering, please follow the laws of the City of Oakdale for watering restrictions. It has also been requested by the lawn care to avoid over watering in low spots like the back yards. This will prevent soft spots.

  When holding a party or a garage sale, please provided a reminder to your fellow neighbors by email and posting it on the six site. Please remind your all guests of our parking rules in our private drive. 

  For all residents with pets, their registration was to be completed in April. 

All north homes, it has been suggested to rock all the back yards from lower level patio slab to retaining wall. This will help prevent continue washout and decrease the lawn care bill greatly. Please respond with your thoughts and concerns with covering the back grass area with rock. The price for this equals to the north homes window well covers they were each assessed. The cost of this can be placed on the associations card and broken up in to 12 payments for each unit. 

A friendly reminder; Board Members of the Association do not have office hours. Please do not arrive at their homes unannounced. Please contact all board members through email or phone call. A response will be provided upon availability. With this in mind, it is vacation season. Please plan accordingly.  In cases of emergency, please contact the City of Oakdale appropriate response teams. For Insurance questions, contact our Agency from Preferred Insurance. For Lawn, please contact Richard at Hansen's. For Trash & Recycling, contact Maroney's Sanitation.
