Common Easement & Projects

I wanted to give touch base on a few things and give property owners a notice thatLegacy Restorationwill be flying a drone over our property for inspection onWednesday July 14 at 11:00 am. The follow onsite follow up inspection will be scheduled soon. Legacy Restoration is a remodeling and maintenance company. They have great reviews with the local HOAs.

For those units that have maintenance due from the last inspection, attempt to wrap up some of those projects by the end of the year. Legacy will have a lot of those projects on their report and quotes. You can hire Legacy for individual parts of the inspection or all of it. You can hire any certified and insured contractor that you like. Please provide that information in the drop box or via email. Additionally, someone will be out to assess the private drive pavement and an excavation consultant will be out on the property to assess the washout areas.

I do apologize that a notice was not sent out to the north homeowners for the fence landscaping maintenance to remove the cottonwood trees. Their notice went to someone else, and I didn’t know the worked had already been performed. I will always strive to let you know when someone will be on the property on behalf of the association. It is important to me, and I respect your rights and privacy as individual homeowners. That work was covered by the association.

The weed matting will be removed from the east retaining wall to allow for natural growth. This will save about $1500 a year in mulch. Some of the trees will be pruned back as well. There are a few trellises fence inserts that will be placed on the retaining wall. There is a plan to plant some taller prairie full sun items on the 15thstreet corner and hill ridge. The association will be covering most of the costs for these projects.

Signs & Parking

The 5 mph speed limit signs are installed, and new association front entrance signs will be ordered. Curb paint or signs might be implemented as the fire hydrants are frequently blocked. On the west parking area, there isonly room for 1 car. There needs to be 15 feet wide of space for a fire rig to pull into that spot. The same with the hydrant near the mailbox. There is no parking by the bushes until you are 5 feet passed the mailbox and 5 feet before the exiting sidewalk. The retaining wall is for emergency and fire lane from the entrance all the way to the end.

Meeting and Financials

The bi-yearly meeting will not be held in person this year again. A zoom meeting will be scheduled shortly, and financial documents will be sent via email. Let me know if there were any topics you would like to have the board prepare.
